DAMAGE LIABILITY Tenant shall be financially responsible for any loss, damage, destruction, theft, contamination, repair expense, or cleaning expense caused by: * Tenant; * Tenant's guests; * Tenant's invitees; * Any person permitted onto the property by Tenant. Tenant shall reimburse Landlord within ten (10) days of written demand. ## 10. MAINTENANCE AND REPAIRS Tenant shall promptly report maintenance issues. Tenant shall not alter, repair, paint, install fixtures, or modify the property without written consent. Unauthorized alterations become property of Landlord and may be removed at Tenant's expense. ## 11. PROHIBITED CONDUCT The following constitute material breaches: * Illegal drug activity; * Violence or threats; * Property damage; * Harassment of occupants; * Theft; * Repeated disturbances; * Unauthorized occupants; * Unauthorized pets; * Failure to pay rent. ## 12. ENTRY Landlord may enter the rented areas for inspection, maintenance, repairs, emergencies, showings, or other lawful purposes upon reasonable notice when practicable. ## 13. ATTORNEY'S FEES AND COLLECTION COSTS To the extent permitted by Georgia law, the prevailing party in any legal action arising from this Agreement shall be entitled to recover reasonable attorney's fees, court costs, and collection expenses. ## 14. INDEMNIFICATION To the fullest extent permitted by law, Tenant agrees to indemnify and hold Landlord harmless from claims, damages, losses, liabilities, and expenses arising from Tenant's conduct, occupancy, negligence, or violation of this Agreement. ## 15. DEFAULT Tenant shall be in default if Tenant: * Fails to pay rent; * Violates any lease provision; * Causes property damage; * Provides false information during application. Upon default, Landlord may pursue all remedies available under Georgia law, including eviction proceedings, monetary damages, collection actions, and court costs. ## 16. ABANDONMENT Property left behind after lawful termination or abandonment may be handled according to Georgia law. ## 17. SEVERABILITY If any provision is held invalid, the remaining provisions shall remain in full force and effect. ## 18.
