Lease terms

1. Renter is responsible for all utilities including electricity, gas, water, and garbage. 2. Lease Term: Lease will first be a one-year contract and then will switch to month-to-month moving forward. 3. A $150 late fee is charged if rent is not paid by 11:59 PM on the 5th day of the month. 4. Use of premises: Premises used only as private residence. No additional occupants without permission. 5. Maintenance and Repairs: Tenant must keep unit clean, operate fixtures properly, avoid damage, notify landlord of repairs, use unit for intended purposes, and change HVAC air filter twice per year. Tenant responsible for damage caused by failure to maintain. 6. Minor Maintenance: Tenant responsible for changing lightbulbs, refrigerator filter, smoke detector and CO detector batteries, and similar tasks. 7. Yard Care: Tenant responsible for lawn mowing, trimming, and landscape upkeep. 8. Alterations: No alterations without written permission. 9. Pets: One large and small dog can be approved upon presenting request to landlord. Due to insurance reasons, no rottweilers or American Staffordshire "pitbull" breeds are permitted. There will be an extra pet deposit required upon approval. 10. Smoking: Smoking is prohibited inside the premises and garage. 11. Termination: 30-days written notice required by either party. While in the first year contract, termination of contract prior to reaching one year will result in rent for months not fulfilled. 12. Subletting: No subletting or assignment without written approval. 13. Move-Out Condition: Tenant must return the unit in the same condition minus normal wear and tear and is responsible for cleaning costs if not sufficiently clean. 14. Governing Law: Texas law governs this Agreement.
