Lease Terms Summary Lease Term and Renewal: The premises are leased for a fixed initial term of twelve (12) months. Upon the successful completion of this initial period, the agreement shall automatically transition to a month-to-month tenancy. To prevent automatic renewal or to terminate the lease at the end of the fixed term, the tenant must provide formal written notice by the specific deadline outlined in the full agreement. Rent and Payment Terms: Monthly rent is due in full on the 1st day of each calendar month and must be paid via cash or check. A grace period is extended until the 10th of the month; however, any payments received after this date will incur a mandatory late fee of $25.00. Additionally, a security deposit equivalent to one full month's rent is required at the commencement of the lease to cover potential damages or unpaid obligations. Utilities and Maintenance: The landlord shall be responsible for providing trash collection services. All other utility costs, including electricity, gas, water, and Wi-Fi/internet services, are the sole financial responsibility of the tenant. Regarding property upkeep, the landlord is responsible for all major structural repairs and system maintenance. The tenant is required to maintain the interior cleanliness of the unit, handle minor upkeep, and is specifically responsible for all lawn care and landscaping maintenance. Occupancy and Conduct: The residence is subject to a strict no-pets policy. Smoking and vaping are strictly prohibited throughout the entire property, including all interior living spaces, porches, balconies, and common outdoor areas. Subletting the unit or engaging in short-term rentals (such as Airbnb) is not permitted. Tenants must adhere to local noise ordinances, respect the privacy of neighbors, and may not make any physical alterations, paint, or perform permanent modifications to the property without prior written consent from the landlord. Early Termination: Should the tenant vacate the premises before the expiration of the twelve-month fixed term, they will be subject to early termination penalties. The tenant remains legally liable for any fees and potential rent loss incurred by the landlord as a result of the breach of the fixed-term contract.
