Lease terms

Owner pays water bill. Tenant is responsible for gas, electric and trash. Republic Services trash fee is presently $21 per month, subject to periodic increases by Republic Services. Increases, if or when they occur during lease term, will be passed through to tenant and are payable to landlord monthly in conjunction with the monthly lease payment which is due on the first of the month. A 3 day grace period is provided before a late charge is incurred. Irrigation controller and meter must remain on and functioning to maintain a healthy and thriving landscape. Owner is willing to provide quarterly landscape maintenance and tenant is responsible for general landscaping upkeep, advising landlord of any irrigation meter maintenance needs, struggling trees, shrubs and plants so that landlord can quickly assess and resolve. Irrigation water meter must be adjusted quarterly to comport with SNWA and City of Henderson watering schedules. Tenant street parking is not allowed. Guest street parking is permitted. No items may be stored on the front or back porches or yards. Patio furniture within the CC&R guidelines is permissible. First month's lease payment plus security deposit is due at signing. No smoking allowed inside the residence and garage. Willing to provide a longer lease duration up to 3 years.
