Utilities - Owner pays: water, sewer, trash, gardening - Tenant pays: gas and electricity Lease Terms - 1 year lease (12 months) - This home is ideal for households of up to 5 people - No smoking anywhere on the property - We do not accept cosigners or guarantors. All applicants must independently meet the minimum income, credit score (negotiable), and screening requirements. Applicants must provide: - Valid Government ID for all adults - Social Security card - Proof of Income: 2.5x rent (verifiable) - Last 3 payroll check stubs - Last 2 months of bank statements, and if self employed, the last 4 months of bank statements. - Preferred credit score: 640 (Negotiable) - Applications reviewed holistically based on credit, income, rental history, and overall financial stability. - No evictions Pet Terms: 1 Small Dog only ($35 monthly rent) - Must be under 40lbs - Vaccination records must be kept current (Rabies, DHPP, and Bordetella) - Dogs must be leashed in all common areas. - No excessive barking or noise disturbances. - Dogs must not show aggression toward people or other animals. - Tenant must maintain full control of the dog at all times. - No history of aggression or destructive behavior Please note that all required pet documentation must be provided for verification and approval prior to acceptance. Applications will not be approved until all documentation has been received, reviewed, and confirmed. All pets must have no history of aggression, biting, scratching, spraying, or destructive behavior. Verification may be requested as part of the screening process. Move In Fees: Full deposit and first month's rent are due before move in. Rent will be prorated based on the number of days you occupy the unit if your move in date is after the 1st of the month. EV charger usage ($35 monthly rent) Tenants who use the EV charging outlet must maintain renters' insurance. PLEASE DO NOT DISTURB CURRENT TENANTS!
