Lease terms

Smoking is strictly prohibited inside the home. Tenant shall be responsible for payment of all utilities. Last month's rent is due at the time of lease signing. The property operates on a septic system. To prevent damage to the septic tank and drain field, tenants agree to the following restrictions and maintenance requirements: - Do not flush baby wipes, "flushable" wipes, feminine hygiene products, paper towels, diapers, cotton swabs, dental floss, grease, oils, fats, chemicals, medications, cat litter, or any non-biodegradable materials down toilets or drains. - Do not pour cooking grease, harsh chemicals, paint, bleach in excessive amounts, or other hazardous substances into sinks, toilets, or drains. - No vehicles, trailers, boats, heavy equipment, or machinery may be driven, parked, or stored on the side yard, fenced area, or septic drain field/leach field area. - Do not install pools, trampolines, sheds, fire pits, or other heavy structures over or near the septic system or drain field. - Excessive water usage that may overload the septic system should be avoided, including continuously running toilets or faucets. - Tenant shall promptly notify Landlord of any plumbing backups, slow drains, sewage odors, wet spots in the yard, or any suspected septic system issues. Any additional pets brought onto the property after lease signing must receive prior written approval from the Landlord. I
