**Lease Terms** * **Monthly Rent $2,400 * **Lease Term 6-month lease with the option to renew every six months. * **Security Deposit $2,400 * **Utilities Included Water and two assigned parking spaces. * **Tenant Responsibilities Electricity and internet service. Verizon is the primary internet provider for the community. * **Pets Pets are considered on a case-by-case basis. If approved, a **non-refundable $500 pet fee** applies. * **Smoking/Vaping Smoking and vaping are **not permitted anywhere inside the home** * **Renters Insurance Proof of renters insurance is required for the duration of the lease. * **Late Rent Rent not received within **five (5) days** of the due date will incur a 200 late fee.** * **Lawn Maintenance The landlord is responsible for the front lawn and exterior landscaping. Tenants are responsible for maintaining the backyard, including keeping the grass at a reasonable length. A weed eater will be provided for tenant use. * **Maintenance Requests Tenants should contact the landlord promptly regarding any maintenance issues or repairs needed at the property. * **Subletting Subletting or assigning the lease is not permitted without the landlord's prior written approval. * **Occupancy Occupancy must comply with all applicable state and local laws. All applicants will be subject to a rental application, background check, income verification, and any other standard screening requirements before lease approval.
