Lease terms

12+ month lease terms available- willing to consider less for corporate applications. Gas and electric are required to be in resident name. Water and sewer are an additional $55 per month added onto the base rent. The HOA is landlord paid and includes trash, landscaping and snow removal (minimal snow removal may be required by renter if less than 2inch of accumulation) . Pets are allowed with landlord approval for an additional deposit of $500 per pet- maximum of two pets per home (dogs and cats only). Renters insurance is required. Credit, criminal and income verification meeting 2x the rent are required for consideration and subsequent approval. Security deposit is equivalent to one month of rent. Home is fully furnished- two bedrooms set ups, one office, living room, and dining. Patio furniture is not included. Housewares and small appliances for the kitchen are negotiable. Linens not provided. Renter is responsible to maintain the integrity of all included furnishings on agreed upon inventory list and will be responsible for damage upon move out. Parking is available on the street, in front of the garage or within the oversized two car garage. EV charging is available in the garage. Home is non-smoking. General day to day maintenance such as filter changes, lightbulbs and batteries for smoke detectors are renter responsibility. Requests for additional maintenance service must be reported to landlord for repair. Painting and/or general modifications must be approved in writing by landlord and all modifications but be returned to their original state upon move out. Additional terms as noted in lease contract will apply.
