Tenant is responsible for water/sewer through Cherokee Metro Water, electric/gas through Colorado Springs Utilities, and any internet/cable services. Parking includes 1 covered carport space, with additional parking available in front of the unit. Washer/dryer hookups are provided. Washer and dryer are not included. All occupants 18 or older must submit an application/screening report or qualifying Colorado portable tenant screening report, meet applicable rental criteria, and sign the lease. Household income must meet the listed income requirement, and rental history/background/lease compliance will be reviewed for each adult applicant. Tenant is responsible for normal interior upkeep, replacing light bulbs and HVAC/furnace filters as needed, reporting maintenance issues promptly, and keeping the home clean and in good condition. HOA/community rules must be followed. Rent payment instructions will be provided in writing before move-in. Cash is not accepted. Rent is not considered paid until funds are fully received and cleared. Returned, reversed, disputed, or chargebacked payments will be treated as unpaid rent. All move-in funds, signed lease documents, proof of renter's insurance, and any required utility setup must be completed before keys are provided.
