Lease terms

Initial Term: The initial lease term shall be for a period of one (1) year. Extensions: Upon expiration of the initial term, this lease may be extended or renewed for additional periods upon mutual written agreement of both parties. Terms and rent amounts for any extension will be negotiated at least thirty (30) days prior to the expiration date. The Renter agrees to assume full responsibility for the connection, maintenance, and payment of the following utility services during the entire duration of the lease term: Electricity: Paid directly by the Renter to the service provider. Water: Paid directly by the Renter to the service provider or billed back by the Landlord. Waste Services / Trash Removal: Paid directly by the Renter to the service provider. The Renter must ensure all accounts are transferred into their name as of the commencement date of this lease. Failure to maintain active utility services or pay utility bills in a timely manner shall constitute a breach of this Agreement.
