Lease terms

1. Lease Term: The preferred lease term is one year. However, we are open to discussing alternative lease term options. Please contact us to discuss any modifications to the lease term. 2. Occupancy Limits: The property is designated for occupancy by a family of up to five individuals, consisting of two adults and three children. 3. Subletting Exclusions: Subletting or any form of subleasing the property is strictly prohibited. The Tenant(s) may not assign, sublet, or transfer any portion of their lease rights to another party without prior written consent from the Landlord. 4. Included Utilities: The Landlord will cover the costs of trash disposal and community services provided by the Homeowners Association (HOA). All other utility expenses, such as water, electricity, gas, and internet, are the sole responsibility of the Tenant(s). 5. Pet Policy: Pets are not allowed on the premises at any time during the lease term. This includes all types of animals, regardless of size, breed, or species. 6. No Smoking: Smoking is prohibited within the interior of the property, including all rooms, hallways, and enclosed spaces. Smoking is also prohibited within a certain distance from the exterior of the property to prevent smoke infiltration.
