Looking for a home where the expectations and monthly expenses are clear from the beginning? This property is offered under a 12-month lease beginning September 1, 2026. Water, sewer, and municipal trash are included. Tenant pays the main residence's separately metered SDG&E service, internet, and any optional services. The permitted ADU is independently occupied, has its own entrance and separately metered SDG&E service. The main-house tenancy includes one assigned off-street parking space and the designated outdoor areas identified in the lease. It does not include the ADU or exclusive use of the entire property or backyard, but front yard is exclusive as well as the large back patio. A maximum of one approved ordinary household pet is permitted, subject to screening, renters-insurance requirements, and a written pet addendum. Monthly pet rent is $50. Assistance animals are handled separately in accordance with applicable law. No smoking or vaping of any substance is permitted anywhere on the premises, including inside the residence, yards, walkways, and parking areas. California leases restricting smoking should identify the areas where smoking is prohibited. Tenant is responsible for routine lawn care in the front yard and landscaped areas surrounding the main house, including mowing, edging, weeding, and keeping those areas clean. Only approved occupants may reside at the property. No subletting, short-term-rental use, additional occupants, additional pets, or property alterations without prior written approval.
