Lease terms

Lease Duration: 12 months. Included Services: Water, sewage, trash, exterior landscaping, and heavy snow removal. Utilities: Tenant pays only for gas and electric. (Optional internet and TV are also the tenant's responsibility). Maintenance: Tenant handles light snow removal from the driveway and front porch within 24 hours after snowfall stops. Pets: Up to 2 dogs are permitted upon owner approval. Income Requirement: Total household gross income must be at least 2 times the monthly rent. Screening: Full background and credit check required for all adult applicants. Move-in Costs: First month's rent and a security deposit (equal to one month's rent) are due prior to move-in. Renters Insurance: All tenants must maintain a policy with a minimum of $300,000 in liability coverage. The landlord must be listed as an "Additional Interest" to receive policy notifications. Proof of active insurance is required before move-in. Smoking & Subletting: Smoking inside the property and subletting (including short-term rentals) are strictly prohibited. HOA Policies: Tenant will be supplied with all community HOA policies. Signing the lease acts as formal acknowledgment and agreement to abide by these rules. The prospective tenant has the right to provide to the landlord a portable tenant screening report, as defined in section 38-12-902(2.5), Colorado Revised Statutes.
