Lease term is negotiable, shorter or longer. * Rent is $1500 per month. Please provide first, last, and $1500 deposit, $4500 total.* All utilities to be paid by tenant. * One small to medium sized dog permitted based on pet interview with landlord. A dog left unattended in patio is grounds for terminating the lease. Failure to remove pet waste from patio is grounds for lease termination. A cat must be indoors at all times. * Please no tobacco use anywhere on premises. No vaping anywhere on premises. 420 smoking ok in patio. * Please no large parties as families with small children, as well as landlord, reside nearby. No additional parking is available. There is no direct street parking, but street parking is available 1/2 block away on Forgeus Ave. * Tenant provides access to HVAC system for maintenance. Tenant is responsible for providing air filters for HVAC system on a regular basis (every 1 - 2 months). Air filters are inexpensive and available nearby. Repairs needed to HVAC system due to poor filtration are responsibility of tenant. More than one such repair is grounds for termination of the lease. * Repairs to garbage disposal due to misuse are responsibility of tenant. *No burning of candles. *Renters' insurance required with landlord as additional insured. *Zillow application, $35. Appliances are updated and include range, microwave, dishwasher, small washer-dryer combo, fridge and dual HVAC system. Custom blinds throughout unit. Solar panels keep electricity bills low. One small to medium-sized dog or cat considered. Cat must be kept indoors at all times. Unattended dog must be indoors at all times. Dog left unattended outside is grounds for cancellation of lease. Parties limited to 8 people including tenants. Quiet time 10pm-7am every day. No tobacco use allowed on premises.
