1. Pets & Animal Policy: Pets are permitted on the premises only with the Landlord's prior written consent. All pets must be well-behaved and house-trained. Any animal that causes excessive noise (such as constant barking or howling) that disturbs the peace of neighbors, or causes damage to the property (including but not limited to 1. Quiet Enjoyment & Noise: Tenant shall not create, or allow to be created, any noise, music, or disturbances including noise caused by pets that interfere with the quiet enjoyment of neighbors. Quiet hours are strictly enforced between 10:00 PM and 7:00 AM. Any noise complaints received from neighbors or local law enforcement will be considered a violation of this lease. The Landlord reserves the right to issue a formal warning for the first offense and take further legal action for repeat violations. 2. Smoking/Vaping: This property is a strictly smoke-free environment. Smoking or vaping of any substance (including but not limited to tobacco, cannabis, or e-cigarettes) is prohibited inside the dwelling unit, on balconies, patios, or anywhere within 25 feet of the building entrance. Any violation of this policy will result in the immediate forfeiture of the security deposit to cover professional deep cleaning and smoke remediation costs.
