Home is situated on the arterial street of 15th Ave W and isolated from the street by cedar fence & trees. Terms Ideally the lease commences on or before June 1, 2026. (House is available as early as May 24.) We use the RHAWA standard 12-month term lease, which we're happy to send in advance should potential applicants wish to review. Move in fees & monthly fees: To move in, we require first month's rent ($2195) & a pre-payment of last month's rent ($2195), plus refundable security deposit of $2195. Tenant pays electric & utilities. Off-street parking is available in neighboring lot for up to 2 cars at no additional cost. Pet Policy: Up to 2 pets allowed (cats and/or small dogs under 40 lbs) with a refundable $250 pet deposit, plus $50 pet rent/mo per animal. Smoking: No smoking of any substance is allowed. Application Process No applications will be accepted until the open house on Saturday, May 23. Prospective applicants must make an appointment for the open house and show up at the appointed time. Should the applicant wish to apply after seeing the property, a holding deposit of $250 will be required while screening the application. In compliance with local laws, this deposit will be applied to your security deposit upon signing a lease. The holding deposit is fully refundable if your application is not successful; however, if you are offered the property and decide not to sign a lease, the holding deposit will be forfeited. We accept the Zillow screening report and background check (Experian/Checkr), which can be reused. No additional application fees. Documentation required State issued ID (driver's license or equivalent ID) Two most recent paystubs (Self-employed persons should bring bank statements for the last 3 months and signed tax return for the most recently-filed tax year) References from previous housing providers covering a minimum of 12-24 months Any additional documentation you would like considered Tenant Screening Criteria Applicant has stable, verifiable employment for the last 2 years Applicant has a monthly income that is at least 2.75x the monthly rent Applicant has a minimum Credit Score of 700 Applicant debt to income does not exceed 20% Applicant does not have any charge-offs, unpaid debts, or a history of delinquent payments Applicant has a positive rental history with references covering the last 24 months Applicant has a history of paying rent on time Applicant does not have a history of evictions due to non-payment of rent Applicant has not been taken to collections for non-payment of rent Applicant does not have a history of noise complaints Applicant does not have a history of lease violations Applicant does not have a history of evictions due to lease violations The applicant was refunded the full security deposit The applicant reported maintenance issues immediately Applicant did not cause damage in excess of the security deposit Criminal History As a part of the background check, we perform an individualized assessment of any adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider.
