      Terms Ideally the lease commences on or before May 1, 2024. (House is available as early as April 6.) We use the RHAWA standard 12-month term lease, which we're happy to send in advance should potential applicants wish to review. Move in fees & monthly fees: To move in, we require first month's rent ($1995) & a pre-payment of last month's rent ($1995), plus refundable security deposit of $1995. Tenant pays electric & utilities. Off-street parking is available in neighboring lot for up to 2 cars at no additional cost. Pet Policy: Up to 2 pets allowed (cats and/or small dogs) with a refundable $250 pet deposit. Smoking: No smoking of any substance is allowed. Application Process No applications will be accepted until the open house on Saturday, April 6th. Prospective applicants must make an appointment for the open house and show up at the appointed time. Should the applicant wish to apply after seeing the property, a holding deposit of $250 will be required while screening the application. In compliance with local laws, this deposit will be applied to your security deposit upon signing a lease. The holding deposit is fully refundable if your application is not successful; however, if you are offered the property and decide not to sign a lease, the holding deposit will be forfeited. We accept the Zillow screening report and background check (Experian/Checkr), which can be reused. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider.
