12 month lease, maximum of one occupant. Smoking (any/all kinds) is strictly prohibited anywhere on the property (inside and outside). Owner pays water, sewer, garbage, electric for heat, lights, hot water. Resident pays any/all other utilities or elective services (internet, cable, etc.). PETS - Owner may consider a well-behaved, domesticated, house-trained adult (age 1 yr+) dog OR 1-2 cats, for a combined maximum of 2 pets. Pets are allowed at the sole discretion of the owner, with an extra deposit and only by written permission and stated in the lease. A non-refundable holding fee in the amount of the security deposit must be paid when the application is submitted. Applications will NOT be processed without payment of the holding fee. The holding fee will be refunded, only if tenancy is not offered. The holding fee is non-refundable and will be retained by Owner, if tenancy is offered but not accepted by the applicant. If tenancy is accepted by applicant and a lease is signed, the holding fee will convert to the refundable security deposit.
