Lease terms

Minimum 24-month lease; longer lease terms will be considered. Any scheduled rent adjustments during a multiyear term will be stated in the written lease. No smoking or vaping anywhere on the property. Tenant is responsible for all utilities and routine landscaping, including mowing, edging, watering, weed control, and maintaining the yard in accordance with HOA requirements. Maximum of two pets total with prior written approval. A one-time nonrefundable pet fee of $400.00. Tenant remains responsible for all pet-related damage exceeding the security deposit and pet fee. Assistance animals are handled according to applicable law. No more than two vehicles may be parked in the driveway. All vehicles must be operable and comply with HOA parking rules. No parking on the lawn. Tenant, occupants, and guests must comply with all HOA rules. Tenant is responsible for fines, charges, or damage resulting from violations caused by the tenant, occupants, pets, or guests. Renters insurance is required throughout the lease with at least $300,000 in personal liability coverage. Landlord must be listed as an additional interested party and notified of cancellation or lapse. No subletting, assignment, vacation rental, or short-term rental without the landlord's prior written consent. Tenant must replace HVAC filters regularly, promptly report leaks or needed repairs, and pay for damage caused by negligence, misuse, unauthorized occupants, pets, or guests. Normal wear and tear and the landlord's legal repair obligations are excluded.
