Costs, fees, and lease terms

Lease terms

Rent: Tenant shall pay Landlord rent in the amount of $1850 per month, payable in advance on the first day of each month. Late rent will incur a fee of $90 if not received by the 10th of the month. Utilities: Tenant shall be solely responsible for the payment of all utilities for the Property, including but not limited to: electricity, gas, water, sewer, trash removal, internet, and cable television. Pets: Cats are permitted with Landlord's prior written consent. Dogs are generally not permitted; however, Landlord is willing to consider exceptions on a case-by-case basis, subject to additional pet deposit and specific breed/size restrictions. Any approved dog must be fully house-trained. All permitted pets must be spayed or neutered. Service animals, as defined by law, are always welcome. Documentation may be required. Tenant is responsible for any and all damages caused by their pets. Maintenance & Repairs: Tenant shall promptly report any issues or damages to the Property to Landlord in writing. Landlord shall be responsible for repairs to the HVAC system, plumbing, electrical systems, and appliances, provided such issues are not caused by Tenant's negligence. Tenant is responsible for maintaining the soft water filtration system, including the purchase of salt pellets. Air Duct Cleaning: Landlord will provide professional air duct cleaning once annually. However, if Tenant has a permitted cat, Tenant shall be responsible for an additional professional air duct cleaning at Tenant's expense at least once per year. Proof of cleaning must be provided to Landlord. Landlord's Property: Tenant acknowledges that certain items belonging to the Landlord, including but not limited to gardening tools (wheelbarrows, shovels, etc.), will remain on the Property grounds. Tenant shall not remove Landlord's express written consent. Yard Care & Snow Removal: Tenant shall be solely responsible for all yard care, including but not limited to mowing, weeding, and trimming, as well as snow and ice removal from all walkways, driveways, and entryways. The front yard is rocks and is easy to maintain. Prohibited Acts: No flushing of any type of wet wipes down the toilet, even those labeled "flushable." This is strictly prohibited to prevent plumbing issues. No flushing of tampons or any female products. No flushing of paper towels. Illegal activity of any kind is strictly prohibited on the Property. Smoking is prohibited inside the Property. Unauthorized alterations to the Property are prohibited. Property Condition & Cleaning: Tenant agrees to maintain the Property in a clean and sanitary condition. Upon vacating the Property, Tenant shall return the Property to Landlord in broom-clean condition, free of all personal belongings and trash. Landlord reserves the right to conduct periodic inspections of the Property with reasonable notice to Tenant. Security Deposit: Tenant shall pay Landlord a security deposit of $2500. The security deposit will be held by Landlord to cover damages to the Property beyond normal wear and tear, unpaid rent, and other breaches of this Agreement. The security deposit, less any lawful deductions, will be returned to Tenant within 30 days of the termination of this Agreement and Tenant's surrender of the Property. Termination: Tenant shall not be permitted to break this rental agreement except under the following condition: If Tenant receives permanent change of station (PCS) or deployment orders from the military, Tenant may terminate this Agreement with 30 days' written notice to Landlord and presentation of a copy of said orders. If Tenant wishes to not renew the rental agreement at the end of the term, they must provide Landlord with written notice at least three (3) months prior to the expiration date. Landlord reserves the right to terminate this agreement for a material breach of its terms by Tenant. Access: Landlord shall have reasonable access to the Property for the purpose of inspection, maintenance, and repairs, with reasonable notice to Tenant, except in cases of emergency. Insurance: Tenant is required to obtain renter's insurance to cover their personal belongings and liability. Landlord's insurance does not cover Tenant's personal property. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of Colorado. Disclosures: Landlord makes no warranties, express or implied, regarding the Property except as specifically stated in this listing. Tenant acknowledges that they have had the opportunity to inspect the Property and are accepting it "as is." The property does not have any lead paint or asbestos.
