Lease terms

Smoking: This is a smoke-free interior property. Smoking is not permitted anywhere inside the home. Smoking outside the property is permitted, provided it is done responsibly and all cigarette butts and smoking materials are properly disposed of. Pets: Pets may be considered on a case-by-case basis. Pet deposits vary depending on the type and size of the pet. All pets must be disclosed and approved prior to move-in. Aggressive dog breeds are not permitted. Additional pet requirements or restrictions may apply. Utilities: Utilities are not included in the monthly rent. Tenants are responsible for setting up and maintaining their own utility accounts and paying all applicable utility costs associated with the property. Yard Maintenance: Tenants are responsible for maintaining the yard and keeping the landscaping in a clean, neat, and well-maintained condition. This includes routine lawn care, mowing, trimming, weed control, and general upkeep of the yard. Tenants are expected to prevent the yard from becoming overgrown or neglected throughout the duration of the lease. There will be a 33month charge already added to the total rent for the HOA fees and a copy of the HOA documents will be provided to future tenant. All guidelines through the HOA must be followed at all times. Tenant Responsibilities: Tenants are expected to maintain the property in good condition, follow all lease terms and community rules, promptly report maintenance concerns to management or the property owner, and take reasonable care of both the interior and exterior of the property.
