APPLICATION FEE AND BACKGROUND CHECK AUTHORIZATION All applicants must complete a rental application and provide authorization for the landlord or landlord's agent to verify employment, income, rental history, credit history, criminal background information, and other information necessary to evaluate the application. Applicant certifies that all information provided is true and accurate. Providing false or misleading information may result in denial of the application or termination of the lease agreement. Any application fee collected is for the purpose of processing the application and conducting screening services and is non-refundable as allowed by applicable law. MAXIMUM OCCUPANCY The maximum number of occupants permitted to reside at the property shall be determined by the landlord and stated in the lease agreement. Only approved occupants listed on the lease may reside at the property. Any changes to occupancy, including adding additional residents, must receive prior written approval from the landlord. WATERBEDS, POOLS, AND LARGE EQUIPMENT Tenant may not install or maintain waterbeds, above-ground pools, trampolines, large recreational equipment, or other items that may create increased risk of property damage or liability without prior written approval from the landlord. SECURITY SYSTEMS AND DEVICES Tenant shall not disable, alter, remove, or tamper with any smoke detectors, alarms, cameras, security devices, or other safety equipment located on the property. Tenant must notify the landlord promptly of any malfunctioning safety equipment. KEYS, REMOTES, AND ACCESS DEVICES Tenant is responsible for all keys, garage remotes, gate remotes, mailbox keys, and access devices provided at move-in. Replacement costs for lost or damaged items may be charged to the tenant as allowed by law. NO ILLEGAL ACTIVITY Tenant, occupants, and guests shall not engage in any illegal activity on or near the property. Any illegal activity occurring on the premises may be considered a violation of the lease agreement and grounds for termination as allowed by law. These additions make the lease much stronger for a single-family home rental, especially one like yours where you're trying to protect the landscaping, condition, and long-term value of the property.
