Residential Lease Terms Utilities Tenant paid utilities Tenant is responsible for all utility services, including electricity, gas, internet, water, and trash collection. Maintenance & RepairsRoutine maintenance Landlord is responsible for standard minor upkeep such as lawn care and replacement of common consumables (e.g., light bulbs). Major repairs Landlord handles all major repairs, including plumbing, HVAC, electrical, and other essential systems. Rent & Payment Terms Rent due date Rent is due on the 1st day of each month. Late fee A $100 late fee applies after a 5 day grace period .Occupancy & Use Authorized occupants Only individuals listed on the lease are permitted to reside in the property. Pet policy No pets or animals of any kind are allowed. Subletting Subletting the property, in whole or in part, is strictly prohibited. Lease Changes & Violations Early termination Early termination requires 30 days' written notice and may incur applicable fees. Lease violations The lease may be terminated for non payment of rent or any material violation of lease terms.
