Income & Credit: Verifiable gross monthly income of at least 2.5x the monthly rent ($4,500/month combined) and a minimum credit score of 620. - Conditional Approval: Applicants with a credit score between 600 619 may be considered subject to an advanced deposit requirement of first month's rent, a full security deposit, and last month's rent paid upfront. - Security Deposit Restriction: The security deposit is strictly held for property damages/move-out conditions and cannot be applied or used as the last month's rent payment. Background & References: Positive rental history with references from your two most recent landlords is required; criminal background is evaluated case-by-case based on safety. Strict No-Smoking Policy: Smoking of any kind (including vaping) is strictly prohibited inside the house, in the garage, and across all outdoor areas of the property. Yard Maintenance: Tenants are responsible for all yard maintenance at their own expense, including mowing, fertilizing, trimming, and regular watering (specifically on Mon, Wed, and Fri). Utilities: Tenants are responsible for all utility costs, including electricity, gas, water, wastewater, and garbage. Pet Policy: Small pets are welcome with prior approval. A $250 non-refundable fee plus a monthly pet rent of $25 per pet applies. Parking: Limited to two vehicles; parking in the yard is strictly prohibited. Additional Lease Highlights Rent Payments: All rent must be paid electronically; cash is not accepted. Inspections: Periodic property inspections will occur every 6 months with prior notice.
