Lease terms

This Lease Agreement is a month-to-month tenancy and shall automatically renew on a monthly basis until terminated by either party. Monthly Rent Tenant agrees to pay $2,650.00 per month, due on the 1st day of each month. Monthly rent includes: Electricity (reasonable residential use) Water Sewer Trash Internet Any other utilities provided by Landlord Security Deposit The standard security deposit is $2,000.00. Move-In Special: Tenants who take possession of the property on or before July 31, 2026, will receive a 50% reduction in the required security deposit, reducing the security deposit to $1,000.00. Tenants who take possession after July 31, 2026, shall be required to pay the full $2,000.00 security deposit. The security deposit is refundable, less any lawful deductions permitted under the lease and applicable law. Pet Fee A non-refundable pet fee of $250.00 is required for approved pets. Additional pets require Landlord approval and may be subject to additional fees. Cleaning Fee A non-refundable cleaning fee of $350.00 is due prior to move-in. This fee covers professional cleaning of the property following Tenant's occupancy and does not relieve Tenant of their obligation to leave the property in reasonably clean condition. Utilities Utilities are included in the monthly rent for the convenience of the Tenant. Tenant agrees to use utilities responsibly and understands excessive or unreasonable utility usage may be subject to additional charges if outlined elsewhere in this Agreement. Termination Either the Landlord or Tenant may terminate this month-to-month tenancy by providing the other party with at least thirty (30) days' written notice prior to the intended termination date. Prorated Rent If Tenant moves into the property on a day other than the first day of the month, the first month's rent shall be prorated based on the actual move-in date. Occupancy The property shall be occupied only by the individuals approved by the Landlord and listed within this Lease Agreement unless otherwise approved in writing.
