Lease terms

Rent & Fees Monthly Rent: Amount due on the 1st of each month Grace Period: Rent is considered late after the 5th of the month Late Fee: $50 charged after the grace period Security Deposit: Last month's rent ($500) collected at lease signing Lease Duration Lease Term: 12-month lease Renewal Options: Month-to-month option available after initial term with possible rent adjustment Notice to Vacate: Tenant must provide 30 days written notice before moving out Early Termination: Tenant responsible for rent until unit is re-rented or remainder of the lease from time of termination. Occupancy & Use Authorized Occupants: Only individuals listed on the lease may reside in the property Guest Policy: Guests may not stay longer than 14 consecutive days without landlord approval Subletting: Not permitted without written landlord consent Property Use: Residential use only no business operations without approval. Utilities & Maintenance Tenant-Paid Utilities: All Lawn Care: Tenant responsible for mowing and maintaining the yard Snow Removal: Tenant responsible for clearing walkways and driveway Maintenance Requests: Tenant must report repairs in writing within a reasonable timeframe Inclement Weather Repairs: In the event that weather-related damage or conditions render the property temporarily unsafe or uninhabitable, the tenant agrees to vacate and secure alternative accommodations at their own expense for the duration of the repair period. The landlord shall not be held liable for relocation costs incurred by the tenant. Damage Responsibility: Tenant responsible for damages beyond normal wear and tear Property Rules Smoking: No smoking inside the property Alterations: No painting, drilling, or structural changes without written approval Appliances: Tenant may not bring in additional large appliances without approval Noise: Tenant must respect quiet hours, typically 10:00 PM to 8:00 AM Parking: Designated parking spaces only no vehicle repairs on the property Entry & Inspections Landlord Entry: Landlord will provide 24 48 hours advance notice before entering the property except in emergencies Routine Inspections: Landlord reserves the right to conduct periodic inspections with proper notice Move-In/Move-Out Inspection: A walkthrough will be conducted at both the start and end of the lease to document property condition Lease Termination & Eviction Non-Payment: Failure to pay rent may result in eviction proceedings after a formal notice period Lease Violations: Tenant will receive written notice of any violations with a specified timeframe to cure Illegal Activity: Any illegal activity on the premises is grounds for immediate lease termination Property Damage: Significant or intentional damage may result in immediate eviction Legal Disclosures Lead Paint Disclosure: Required for homes built before 1978 Move-In Checklist: Provided at lease signing to document existing property conditions Fair Housing: Property is offered in compliance with all Fair Housing laws Michigan Landlord-Tenant Law: Lease is governed by the laws of the State of Michigan
