We want this home to be a comfortable, safe, and enjoyable place to live! To help keep everything running smoothly, the following are the basic expectations for the property and tenancy. Rent & Utilities Monthly rent is $1,000 when the home is rented as-is without the additional appliances listed below. The tenant is responsible for all utilities associated with the property, including electricity, water, gas, trash, internet, or any other applicable services. If the tenant would like a stove and/or washer and dryer installed, the monthly rent will be $1,200 to account for the additional appliances and their installation. Any requested appliances or additions should be discussed with and approved by the landlord before installation or changes are made. Parking & Property Use Tenants are welcome to use the front-door parking area located inside the closed gate. The awning currently located on the property is not available for tenant use. The awning is associated with a neighboring/different property and should not be used, stored under, modified, or attached to anything by the tenant. Please treat all areas of the property and surrounding properties respectfully and avoid using or altering anything that does not specifically belong to the rental. House Care & Everyday Maintenance Tenants are expected to take reasonable care of the home and keep the interior clean and sanitary. This includes: Keeping the home reasonably clean Properly disposing of trash - Dumpster not included. Taking care of appliances and fixtures Replacing ordinary consumable items such as light bulbs when needed Preventing unnecessary damage to the property Notifying the landlord about problems before they become larger or more expensive issues Tenants should not make major alterations, repairs, installations, or modifications to the home without prior approval from the landlord. Issues That Should Be Reported to the Landlord While tenants are responsible for normal household care and upkeep, certain problems should always be reported to the landlord rather than being repaired or ignored by the tenant. Please contact the landlord as soon as possible if you notice: Water leaks from pipes, ceilings, walls, sinks, toilets, or appliances Water damage, flooding, or unusual moisture Electrical problems, such as sparking outlets, burning smells, repeated breaker trips, or exposed wiring Central heating or air conditioning problems Gas leaks or suspected gas problems Major plumbing or sewage issues Roof leaks or significant structural problems Serious pest or insect infestations Broken exterior doors, locks, or windows Smoke detector or carbon monoxide detector problems Major damage to walls, floors, ceilings, or other structural areas Any condition that could create a safety hazard or cause significant damage to the property For emergencies that could cause immediate danger or serious property damage, tenants should take reasonable steps to protect themselves and the property and contact the appropriate emergency service when necessary, followed by notifying the landlord as soon as possible. Taking Care of the Home The home has recently been remodeled, and we ask that tenants treat it with the same care they would want for their own home. Normal wear and tear is expected, but tenants are responsible for damage caused by neglect, misuse, or intentional actions. We want to maintain a good relationship with our tenants and keep communication open. If something goes wrong, please let us know rather than waiting for a small problem to become a big one. Important Reminder These terms are intended to clearly explain the general expectations of the tenancy. The signed lease agreement and applicable Texas landlord-tenant laws will control if there is ever a conflict between these general guidelines and the formal lease.
