Security Deposit Requirements A refundable security deposit equivalent of one month, first month prorated rent and last month rent is due upon execution of the lease agreement. If a pet will reside on the property, an additional security deposit of $350, plus a monthly pet fee of $100 will apply. Tenants with a service animal may request a waiver of pet related fees by providing appropriate documentation in compliance with applicable laws. The security deposit will be held until possession of the property is taken and will be refunded within 15 days of vacancy, provided the property is returned in substantially the same condition as when received, excluding normal wear and tear. Income and Identification Requirements Applicants must have a combined gross monthly income of at least three times the monthly rent. Proof of income (e.g., recent pay stubs, bank statements, or tax documents) is required at the time of application. All applicants must provide a valid government-issued Real ID as part of the screening process. Lawn Care and HOA Compliance Lawn Care is handled by the HOA. As the property is located within a Homeowners Association (HOA) community, tenants are responsible for HOA Compliance in accordance with HOA standards for the duration of the lease term. Application process: Step 1: Tour the House Come visit the house and see it for yourself. Make sure it fits your needs. It's a great chance to meet us and ask any questions. Step 2: Fill out Zillow Rental Application Zillow charges you application fee. This is the only fee you will fee pay during the application process and it is paid directly to Zillow. We will review the report and provide you with the decision. Step 3: Pay the security deposit, the prorated first month's rent and last month's rent. Step 4: Get the Keys We'll hand over the keys, garage remotes, and mailbox keys so you can move in. Step 5: Set Up Payments Use Zillow to easily manage your monthly rent payments.
