Lease terms

1. Strictly NO SMOKING/VAPING/DRUGS of any kind. 2. Combined gross income of tenants must be 3x the monthly rent rate. 3. Security deposit is due within 48 hours of executing a lease and is equal to 1 month's rent. Landlord will require 2x monthly rent in a security deposit for candidates whose credit is under 650, and/or for those who barely meet the income requirement stated above. Applicants with credit under 600 will not be considered. 4. Pets are approved according to landlord's sole discretion. There is an additional $25/mo rent, per pet. Max 2 pets will be considered. There is also a non-refundable pet deposit of $300 per pet. 5. Credit, employment, rental history, and references will be verified. Any suspicion of false or misleading information will be automatic grounds for denial of application. 6. Each applicant over age 18 should complete the Lease Application, and send to list agent along with color copy of DL and last 3 pay stubs. Landlord will send link through MySmartMove for prospective tenant to authorize background check. Other: 1. Tenants will be responsible for lawn maintenance. 2. All utilities are to be transferred into tenant(s) name within 24 hours of commencement of lease.
