Occupancy Due to the size and layout of the apartment, occupancy is limited to a maximum of two residents. Rental Requirements: * Background check * Employment verification * Current ID with photograph * Minimum credit score of 740 with a credit report via a thrid party consumer reporting agency * No judgements or collections for unpaid rent or damages to previous rental unit * No evictions or unlawful detainer action in the last 60 months * Must have valid references that are able to respond within 48 hours * $45 non-refundable credit screening fee paid for each applicant 18 years or older * Housing provider will not accept reusable tenant screening reports * Companion or service animals require letter of verification from medical professional * Minimum Income 3x of rent. Guarantors/ co-signers are not considered * Verifiable rental history demonstrating a pattern of meeting rental or mortgage obligations, leaving property in good condition * In-person viewing or virtual tour of property by resident or proxy Additional Information * No smoking or vaping inside the apartment * No recreational or illegal drug use on the property * No subletting or short-term rentals (including Airbnb or similar platforms) * No additional occupants without landlord approval * Renter's insurance, with $1M liability limits, required prior to move-in * Showings by appointment only
