Lease terms

This is a 12-month fixed-term lease beginning June 15, 2025. Monthly rent is $1,650.00, due on the 1st of each month. A late fee of $204.00 (12% of monthly rent) applies to rent received after the 5th. Security deposit is $1,650.00, due in full prior to key handoff and applied to first month. A refundable pet deposit of $200 applies if a pet is approved; pets are considered case-by-case with a two-pet maximum, 50 lb weight limit, and no aggressive breeds. All utilities are the sole responsibility of the tenant, including electricity, gas, water, trash, and internet. Tenant assumes full responsibility for safe and lawful use of the fire pit area. No smoking of any substance is permitted anywhere on the Premises. No subletting or short-term rentals (Airbnb, VRBO, etc.) permitted. Tenant is required to maintain renters insurance with a minimum of $100,000 liability coverage and provide proof prior to move-in. The property includes an ADT security system; tenant may activate monitoring at their own expense. Landlord requires income verification, credit check, and background check for all applicants. Minimum gross monthly income 2x rent. Minimum credit score 600.
