Lease terms are 12 month minimum. Renter is responsible for all utilities. No smoking or vaping. Landscaping will be professionally maintained by owner. Parking available both on carport and street. Owner intends to construct a detached Accessory Dwelling Unit (ADU) on the property during approximately the first six (6) months of the lease. Construction will occur during normal construction hours and may result in temporary noise, dust, and the presence of contractors. Owner will make reasonable efforts to minimize disruption to Tenant's quiet enjoyment of the leased premises. The detached ADU is not part of the leased premises and is reserved exclusively for Owner's use. Owner may occupy the ADU on an occasional, non-permanent basis. Tenant's exclusive use of the leased premises shall include the main residence and any areas specifically identified in the lease. Owner retains the right to access and use the ADU and any designated shared areas necessary to access the ADU.
