Lease terms

No less than a one year lease per HOA Bylaws. You must pay the HOA entry fee of $150. Last months rent and security deposit also due at signing. If rent is late there will be a late fee of $150. If you need to break the lease you will be responsible for the duration of the lease agreement or 3 months rent which ever is lower. If you need to pay bi monthly we can work something out. Absolutely no smoking of anything in the condo or on Lanai. You may vape, as I do vape nicotine no illicit drugs on the premises. You can park in any unnumbered space available in front of the building. Parking always available. Owner pays all bills. Rent covers everything. Rent must be on time every month to cover expenses. It is expected that you clean up after yourself. Also we will rotate sweeping and mopping the tile floor in shared space every other week. I have a Dyson in a mutual location for your use at any time. This includes dusting if needed. Also if the trash is full empty it and take to conveniently located enclosed dumpster only steps away from unit. I tend to take it out when it is almost full on my way out for work most times. I will provide all trash bags for shared space. As well as paper towels.
