Rent: $1125 due on the 1st of each month. Security Deposit: $1125 required upon signing the lease agreement. Utilities: The tenant is responsible for the cost of electricity, which averages around $90 per month. The owner will cover the expenses for water and waste disposal. Pets: Pets will be considered on a case-by-case basis. A monthly increase of $50 will be applied to rent, and a refundable pet deposit of $500 is required for approved pets. Additional pet-related terms and restrictions may apply. Please discuss your pet situation during the leasing process. Smoking Policy: Smoking is strictly prohibited inside the unit. We maintain a smoke-free environment to ensure a clean and healthy living space for all residents. Maintenance and Repairs: The landlord will be responsible for any necessary repairs or maintenance resulting from normal wear and tear. However, any damages caused by the tenant will be the tenant's responsibility to repair or cover the costs. Early Termination: In the event that the tenant needs to terminate the lease agreement early, a negotiated early termination fee or other conditions may apply. Please discuss this with the landlord if such a situation arises. Renewal: At the end of the initial lease term, both the tenant and the landlord may discuss the possibility of renewing the lease agreement. Renewal terms, including any changes in rent or lease duration, will be negotiated at that time. All of the current tenants have been there for a long time, 2+ years Other Agreements: Any additional agreements or amendments to the lease terms will be made in writing and signed by both parties.
