Lease terms

Each tenant will sign an individual lease for their private bedroom. The lease grants exclusive use of the tenant's assigned bedroom and shared access to the home's common areas, including the bathroom, living room, kitchen, dining area, laundry room, and outdoor spaces. Rent is due monthly. High-speed Wi-Fi is included in the monthly rent. Utilities (electric, water) are shared equally among all tenants and billed separately each month. A security deposit equal to one month's rent is required prior to move-in. Applicants are subject to a background check, income/employment verification or proof of school enrollment, and rental history review when applicable. The home is intended to provide a clean, quiet, and respectful living environment. Smoking is not permitted inside the home. Tenants are expected to maintain cleanliness in shared spaces, respect quiet hours, and comply with all terms outlined in the lease agreement. Bedrooms may be furnished with a bed frame and mattress for an additional monthly fee if requested and available. Lease terms of 1, 6 or 12 months are available subject to availability and adjusted rental rates. Renter's insurance required.
