1. RENT Monthly Rent: $3,300 Due Date: Rent is due on the 1st day of each month. Grace Period: 5 calendar days Late Fee: $75 or 5% of monthly rent (whichever is greater) applied after the grace period Returned Payment Fee: $50 Please submit application prior to showing 2. SECURITY DEPOSIT Total Security Deposit: Equal to one (1) month's rent. Deposit may be used for unpaid rent, damages beyond normal wear and tear, cleaning, or lease violations. Deposit will be returned within 14 business days after move-out, as required under Arizona law, with an itemized list of deductions if applicable. 3. UTILITIES Tenant is responsible for all utilities associated with the property, including but not limited to electricity, water, gas, trash/sewer, and internet/cable. 4. LANDSCAPING & EXTERIOR MAINTENANCE Tenant is responsible for maintaining the front and backyard, including: Regular watering (sufficient to maintain plant health) Weed control Trimming and general upkeep Failure to maintain landscaping may result in corrective service by Landlord at Tenant's expense. 5. PET POLICY Maximum of three (3) pets allowed, subject to Landlord approval. Tenant is responsible for: Cleaning up pet waste Any damage caused by pets Ensuring pets do not create noise or disturbances 6. SMOKING POLICY Smoking is strictly prohibited inside the property. Violation will result in charges for cleaning, deodorization, and remediation. 7. MAINTENANCE & REPAIRS Tenant responsibilities include: Replacing light bulbs Changing HVAC filters at least every 30 60 days Tenant must promptly report maintenance issues. Landlord is responsible for major repairs not caused by Tenant negligence. Appliance upkeep 8. USE & OCCUPANCY Property is for residential use only. Only approved occupants listed on the lease may reside at the property. Subleasing or short-term rentals (including Airbnb-type use) are prohibited without written consent. 9. PROHIBITED ACTIVITIES No illegal activity on the premises No excessive noise or nuisance No hazardous or flammable materials stored on site 10. ENTRY BY LANDLORD Landlord may enter the property with 48 hours' notice for inspection, repairs, or showings. No notice is required in case of emergency. 11. LEASE TERM Lease Term: 12 months or 24 months 12. MOVE-OUT CONDITIONS Tenant agrees to: Return the property in clean condition Remove all personal belongings Return all keys, remotes, and access devices Leave landscaping in maintained condition Failure to comply may result in deductions from the security deposit.
