Rental terms and requirements Tenant screening criteria * Credit score: Requires a minimum credit score of 650. * Income verification: Applicants must provide proof of verifiable income. * Rental history: Positive references from previous landlords are required. * Background check: Comprehensive credit and background checks required for all adult applicants. * Occupancy rule: All residing family members must be explicitly listed on the lease agreement. Property rules and restrictions * Smoking policy: This is a strictly non-smoking property. * Housing programs: Housing assistance programs (Section 8/HAP) are not accepted. * Subleasing policy: No subleasing or re-renting of the property is permitted. * Vehicle parking: No parking of vehicles, boats, or heavy machinery on the grass. * RV parking: No permanent RV parking allowed on the premises. Maintenance and utilities * Utility responsibility: Tenant covers all utilities, including gas (if applicable), water, electric, cable, and internet. * Yard maintenance: Provided by the owner as part of the lease agreement. * Property upkeep: Tenant is responsible for basic upkeep and cleaning in and around the home. * Repair requests: Tenant must promptly contact the owner for any maintenance concerns. * Lease term: Initial one-year lease with annual renewal requirement.
