Lease Terms & Policies: Tenant agrees to maintain the property in a clean, sanitary, and safe condition at all times and to care for the home responsibly. The property will be delivered in good, fully functional condition at move-in, and tenant must complete a move-in inspection within 3 days to document any existing issues. Tenant agrees to return the property at move-out in substantially the same condition, excluding normal wear and tear. Routine upkeep is the tenant's responsibility, including regular HVAC filter replacement, maintaining interior cleanliness, and promptly reporting any maintenance concerns. Tenant is also responsible for lawn and exterior maintenance, including mowing, edging, watering, and keeping the yard free of debris. Tenant must take reasonable steps to prevent pest issues through proper housekeeping, and any infestations caused by negligence will be the tenant's responsibility. Washer, dryer, refrigerator, and microwave are provided for tenant use, and must be used properly and maintained in good condition; any damage due to misuse or negligence will be charged to the tenant.
