Lease terms

Lease Term: 12-month fixed lease. Monthly Rent: $2,700, due on the 1st of each month. Late Fee: Rent considered late after the 10th of the month, with late fees applying as outlined in the lease. Security Deposit: One month's rent ($2,700), held and returned in accordance with Minnesota Statute 504B.178. Utilities: Tenant is responsible for all utilities. Renters Insurance: Required before move-in, with proof of coverage. Pets: No pets permitted. Lawn Care & Snow Removal: Tenant responsible for maintaining the yard and removing snow. Appliances Included: Refrigerator, stove/oven, washer, dryer, and garbage disposal. Tenant is responsible for damage caused by misuse. Property Inspections: Landlord may perform inspections every 3 6 months with at least 24 hours' notice, except in emergencies. Alterations: No painting, remodeling, installing locks, or other alterations without written landlord approval Visitors: Guests may not stay longer than 7 consecutive days without written approval. Conduct: Criminal activity, violence, or repeated police calls related to the tenant or guests may constitute a lease violation and could result in termination, subject to Minnesota law. Move-Out: Security deposit returned (or an itemized statement of deductions provided) within 21 days after move-out, as required by Minnesota law.
