Lease highlights from the full lease agreement: Homeowner/landlord reimburses renter quarterly (during the six summer months) for 30% of billed sprinkler system water bill (which is tracked separately from household water by Huntsville Utilities). Renter responsible to keep the lawn adequately watered with automatic sprinkler system (the cost is moderate). With this deluxe rental plan the landlord pays for quality lawn care treatments, professional mowing and trimming, tree care and shrub trimming. Renter is responsible to keep border areas in good shape, and rake leaves in the late fall -- as appropriate for a quality landscaped yard. The home is heated and cooled by two high efficiency heat pumps (supplemented by gas heat for winter comfort). Renter is responsible for all utilities. No neighborhood association fees. Home will be available for rent on June 8, 2026 for qualified renters. The first year's monthly rental rate will be $3,250, less $250 a month for the first six months, assuming lease is signed within the promotional discount window. A non-smoking policy will be enforced. Off-street parking, with cul-de-sac parking for guests. No RV storage on property. The lease will be administered by the homeowner/landlord who intends to reoccupy the home in the future...and thus cares about how the home is maintained while rented. It is likely the home will be available for lease renewal at the end of a one-year lease. Nonetheless, lease renewal is conditional upon the owner's plans and satisfaction with the renter's care of the home.
