Lease terms

Lease term: 12 months preferred. Tenant is responsible for all utilities unless otherwise agreed in writing, including electric, gas, water, sewer, trash, internet, cable, and any tenant-requested services. Renters insurance is required before move-in and must remain active during the full lease term. Tenant must provide proof of coverage before receiving keys. Smoking, vaping are permitted outside only. Smoking, vaping and any smoke-related activity are not permitted inside the home, garage, or any enclosed structure. Tenant is responsible for preventing smoke, odor, ash, residue, damage, or nuisance conditions affecting the property or neighbors. No illegal drug activity is permitted anywhere on the property. Pets considered case-by-case with owner approval. Approved pets require a refundable pet deposit not to exceed Colorado's legal limit and monthly pet rent not to exceed Colorado's legal limit. Assistance animals are handled separately in accordance with fair housing law and are not treated as pets. Tenant is responsible for routine care of the home, including replacing light bulbs, keeping the property clean, promptly reporting maintenance issues, preventing damage, and following all HOA, city, county, and lease rules. Occupancy must comply with applicable health, safety, building, and housing laws. All adult occupants must apply, be screened, and be listed on the lease. Move-in funds, lease signing, security deposit, pet deposit if applicable, and any other agreed charges must be paid in certified funds before possession is granted. Final lease terms are subject to owner approval and the signed lease agreement.
