Lease term: 12 months preferred. Tenant is responsible for all utilities unless otherwise agreed in writing, including electric, gas, water, sewer, trash, internet, cable, and any tenant-requested services. Tenant is responsible for routine care of the home, including replacing light bulbs, keeping the property clean, promptly reporting maintenance issues, preventing damage, and following all HOA, city, county, and lease rules. Occupancy must comply with applicable health, safety, building, and housing laws. All adult occupants must apply, be screened, and be listed on the lease. Move-in funds, lease signing, security deposit, pet deposit if applicable, and any other agreed charges must be paid in certified funds before possession is granted.
