Rental Qualification Requirements Mid South Real Estate Income: Combined gross monthly income must be at least 3x monthly rent. Submit 2 most recent pay stubs and/or bank statements (within 90 days). Self-employed applicants must provide prior year tax return + 2 months bank statements. Employment: 6+ months with current employer, OR currently employed + 6+ months with prior employer, OR verifiable consistent retirement/other income. Credit: 600+ approved. Medium-risk may require guarantor or additional deposit. Medical debt alone is not disqualifying. Rental History: No eviction within the past 5 years. No balance owed to prior landlord. Proper move-out notice required on all prior tenancies. Criminal Background: Required for all occupants 18+. Grounds for denial include violent crimes, domestic violence, weapons offenses, and drug offenses. Each record evaluated individually. Occupancy: Max 2 persons per bedroom. All occupants 18+ must submit a separate application and $50 non-refundable fee. Pets: No pets without prior written approval. ESA/service animals handled through separate accommodation process. Renter's Insurance: Required minimum $100,000 liability. Proof due at move-in. Application Fee: $50 non-refundable per adult (18+). Equal Housing Opportunity.
