Lease terms

Target Lease Start Date: Negotiable (Early move-in prior to August 1 is negotiable). Property Management & Brokerage Disclosure: The lease arrangement and property management are handled exclusively through Shafer Realty Group, LLC. Notice is hereby given that the owner of this property is a licensed real estate agent in the State of Colorado and is acting as a principal in this transaction. Utilities Included: Water, Trash, Recycling, and HOA Fees (includes Community Pool Access). Tenant Responsibilities: Electricity, Gas, Internet, and Lawn Care (Tenant is responsible for all physical landscaping maintenance, including mowing, edging, and weed control, to maintain strict compliance with community HOA standards). Equipment Exclusions: The property contains a water softener and whole-house filter that have been bypassed and decommissioned. These are not included in the lease, and the tenant agrees not to tamper with or attempt to operate them. Application & Screening: Minimum TransUnion Vantage score of 640 (credit standards waived for applicants using housing subsidies per Colorado law). Gross household income must equal at least 2x the monthly rent (all verifiable income sources welcome, including housing subsidies/vouchers). Subject to standard background, credit, and eviction screening. Insurance Requirement: Residents are required to maintain a renter's insurance policy throughout the term of the lease with a minimum of $100,000 in personal liability coverage. Shafer Realty Group, LLC must be listed as an "Interested Party" on the policy to ensure the Landlord receives notice of any policy cancellation or lapse. Pet Policy & Assistance Animals: Household Pets: No cats allowed. Dogs are permitted subject to management approval, breed restrictions, additional fees, and pet rent. Service & Assistance Animals: Reasonable accommodations will be made for verified service and assistance animals in accordance with the Fair Housing Act and Colorado law. These animals are not considered pets; therefore, no pet rent, pet deposits, or pet fees will be charged. While we do not charge fees, all applicants requesting a reasonable accommodation for an assistance animal must still complete the property's verification process to confirm the necessity of the accommodation. Tenants remain fully responsible for any property damage caused by their animal, regardless of the animal's classification.
