Initial lease term is for 1 year and automatically renews for another year unless 90-day advance notice is given. $60 late fee after 5-day grace period. Tenants pay for all utilities and yard waste collection, and maintain yard and walkways. Tenants keep appliances and other items provide by landlord in good condition. Tenants purchase renters' insurance for their belongings with minimum $1 million liability insurance. No sub-leases without prior approval by landlord. No pets. No water beds.
