LEASING TERMS & APPLICANT REQUIREMENTS Lease Duration: Initial 6-Month Lease Term. Written 30-day notice required prior to lease end date. Rent & Security Deposit: Rent due on the 1st of each month. Security deposit ($2,200) due upon lease signing. Utilities: Tenant is responsible for all utilities (Electricity, Gas, Water/Sewer/Trash, and Internet/Cable). Proof of utility transfer required prior to move-in. Screening Requirement: Every adult occupant (18+) must complete a comprehensive background check, credit report, and eviction history check ($20 application fee). Occupancy: Limited to approved applicants listed on the lease. Guests staying longer than 7 consecutive days require written landlord approval. Pet Policy: Strictly NO PETS permitted anywhere on the premises (inside or outside). Smoking Policy: Strictly NO SMOKING or vaping permitted anywhere inside the home, garage, or covered outdoor spaces. Maintenance Duties: Tenant is responsible for basic lawn care (mowing, edging, watering) to maintain HOA compliance, as well as replacing HVAC air filters every 30 60 days. Renters Insurance: Minimum $100,000 Tenant Liability Insurance policy required prior to move-in with Landlord listed as an Additional Interested Party.
