-Financial Terms Monthly Rent Monthly Rent: $2,500.00 Rent is due on the 1st of each month. A grace period of 5 days is provided. Rent received after the 5th is considered late. Late fee: $100 for each day rent remains unpaid after the grace period. Accepted payment methods: check, electronic transfer, or Zelle (preferred). Rent must be paid in full partial payments are not accepted. Security Deposit Security Deposit: $5,000.00 (equal to two months' rent). Due in full prior to or on the lease start date (move-in). The deposit will be held in accordance with Arizona Residential Landlord and Tenant Act (A.R.S. Title 33, Chapter 10). The deposit will be returned within 14 business days of move-out, less any lawful deductions for damages beyond normal wear and tear. An itemized statement of any deductions will be provided to the tenant. -Utilities & Services Included in Rent High-Speed Internet Access Community Pool Access 1 Assigned Parking Space Tenant Responsibility The following utilities are the sole responsibility of the tenant and must be established in the tenant's name prior to move-in: Electricity (APS or SRP whichever serves the property) Gas (Southwest Gas) Water & Sewer (City of Gilbert) Any additional services (cable TV, streaming, etc.) desired by the tenant -Rules & Policies No Smoking Policy This is a strictly non-smoking property. Smoking of any substance including cigarettes, cigars, e-cigarettes, vaping devices, or cannabis is prohibited inside the unit and within 25 feet of any entrance, window, or ventilation opening. Violation of this policy will result in forfeiture of the security deposit and may result in immediate lease termination. No Pets Policy No animals, pets, or livestock of any kind are permitted on the premises at any time. This includes temporary or visiting animals. Any unauthorized animal will be considered a lease violation and may result in immediate lease termination and deposit forfeiture. No Short-Term Subletting The tenant may not sublet the property or any portion of it, including listing it on Airbnb, VRBO, or any other short-term rental platform. Guests staying more than 14 consecutive days must be approved in writing by the landlord. Occupancy Only individuals listed on the lease agreement are permitted to reside in the property. Any change in occupants must be approved in writing by the landlord prior to the new occupant moving in. Noise & Nuisance Tenant agrees to maintain reasonable noise levels at all times and to be respectful of neighboring units. Quiet hours are observed from 10:00 PM to 8:00 AM. Excessive noise, disturbances, or illegal activity are grounds for lease termination.
