Lease terms

12-month lease, converting to month-to-month after the initial term. Rent is $2,200/month, due on the 1st, with a $50 late fee after the 5th. Rent is paid online via Zillow (ACH). Move-in cost is first month's rent ($2,200) plus a security deposit ($2,200). Of the deposit, $500 is a non-refundable cleaning fee and the remaining $1,700 is refundable in accordance with Utah law. Tenant is responsible for all utilities electric, gas, water, sewer, trash, and internet set up in the tenant's name. HOA dues and desert-scape landscaping are paid by the owner at no additional charge to the tenant. Included: refrigerator, dishwasher, water softener, hot water heater, and central air conditioning. Washer and dryer hookups are provided (electric and gas), but a washer/dryer unit is not included. The home is a 3-bedroom, 2-bath, ~1,300 sq ft unfurnished single-family residence. Maximum occupancy is 6. No pets. No smoking of any kind (including vaping and cannabis). No short-term subletting (e.g., Airbnb/VRBO). Tenant maintenance responsibilities are limited to routine upkeep and consumables (light bulbs, HVAC filters, water softener salt, smoke detector batteries) and any damage caused by the tenant or guests. Renter's insurance is not required but is strongly encouraged.
