Lease terms

1. **Lease Duration 12 months (1-year lease). 2. **Monthly Rent $3300. 3. **Security Deposit A security deposit of 3300$ is required upon signing the lease. This deposit will be held in a designated account and will be refunded at the end of the lease term after 1 month, subject to any deductions for damages beyond normal wear and tear. 4. **Utilities The tenant is responsible for all utilities, including electricity, water, gas, cable, and internet. 5. **Pet Policy:"Pets may be allowed with prior approval and an additional pet deposit." 6. **Smoking Policy Smoking is strictly prohibited inside the unit. Please smoke only in designated outdoor areas, if available. 7. **Maintenance and Repairs The landlord will be responsible for major maintenance and repairs to the property. However, tenants are responsible for promptly reporting any issues or damages and for maintaining the unit in good condition. 8. **Use of EV Charger The tenant has the right to use the Electric Vehicle (EV) charger provided on the property for charging their electric vehicle. 9. **Occupancy The unit is intended for residential use only and can be occupied by a maximum of 3. 10. **Tenant Insurance The tenant is required to obtain renter's insurance to protect their personal belongings and liability. 11. **Subleasing Subleasing the unit is not allowed without prior written consent from the landlord. 12. **Early Termination In the event that the tenant needs to terminate the lease before the agreed-upon duration, they may be subject to an early termination fee as outlined in the lease agreement. 13. **Notice to Vacate Both the landlord and the tenant must provide written notice as per state regulations if they intend to terminate the lease at the end of the agreed-upon term.
