Lease terms

LEASE TERMS 12-month lease required. First month's rent and security deposit due at lease signing and prior to move-in. Tenant responsible for all gas and electric utilities. Two designated off-street parking spaces included in the driveway. No additional vehicles without landlord approval. Pets considered on a case-by-case basis. Additional pet fees and/or pet rent may apply. Tenant responsible for placing trash and recycling at the curb on scheduled collection days. Tenant responsible for maintaining the premises in a clean and sanitary No smoking or vaping permitted inside the apartment or common areas. No painting, alterations, renovations, installations, or construction without prior written approval from the landlord. No subletting, short-term rentals (including Airbnb), or assignment of the lease without written landlord approval. Quiet enjoyment of the property is required. Excessive noise, loud parties, or disturbances are prohibited. Renters insurance is required and must be maintained throughout the lease term. Only approved occupants listed on the lease may reside in the apartment. Tenant must comply with all lease terms, local ordinances, and applicable state laws. Applicants are subject to credit, background, income, employment, and landlord reference verification. Minimum household income requirement: 2.75x monthly rent. No prior evictions preferred.
