LOCATION DETAILS:
-Schools: Corresponds to Phenix City School District (with bus service), but since this property is almost on the Russel/Lee County line, and is near Smith Station (a city), and almost across the street from a Russel County elementary school, you may obtain a waiver to attend Smith Station schools or Ladonia Elementary, a Russel County school (which is 3 mins away), as I did for our then 10-year old.
-Amenities. I strongly believe this is one of the best locations in Phenix City. While the house is located in a very calm and low-traffic subdivision (my boys played outside with the neighbor kids) with good offset from the neighbors; directly to the south of the community is a small commercial area off Highway 80 which offers everything you could possibly need. The following are within walking distance through the property's back gate, or you can drive to them in 1-3 minutes: Papa John's; hardware store; Chinese restaurant; dollar store; Waffle House; Wendy's; Zaxby Chicken; BBQ place; Walmart Marketplace; barber shop; Advanced Auto Parts; ice cream/restaurant place. MANAGEMENT DETAILS:
You will be dealing with me, the owner (state prosecutor and Marine Corps Reserve officer), and you can expect prompt responses for any maintenance issues. I bought this house when I was stationed at Fort Benning and I may retire here, so I take good care of it.
RENTAL TERMS:
-Minimum term is 12 months
-Must pay for and pass a background check (part of the Zillow application)
-Must have decent credit and proof of income
-Must have rental/employment references
-Deposit is $2,500 and is 100% refundable upon move-out
-To secure the house you must sign the lease and pay $6,500 (deposit, 1st and last month's rent)
