-Renter responsible for utilities (electric and internet). -No smoking in unit. -No dogs. 2 cats maximum allowed. -1 private unit-numbered parking spot in parking lot. -The apartment is located within a condominium development with a Homeowners Association (HOA). Tenant must agree to comply with all rules and regulations of the HOA. If the association assesses any fines, penalties, or enforcement costs against the landlord/property due to the actions, behavior, or negligence of the tenant, their occupants, or guests, the tenant shall immediately reimburse the landlord for the full amount of such fines. -Tenant is mandated to report any needed maintenance to landlord immediately. With 24 hours notice - landlord will have the right to enter the unit for necessary or agreed upon maintenance, alterations or improvements. -Rent must be payed by the 1st of each month. -In case of emergency threatening imminent danger to life or property, (including but not limited to active water flooding, fire, etc.) the landlord may enter the premises immediately without prior notice or consent. -Tenant must give at least 30 days notice prior to the expiration of the lease term. Either party must provide written notice to the other of their intent to vacate or renew.
